A damp or earthy smell with no visible source is a common reason to test. We look behind the smell.
A lab-backed report gives agents, buyers and sellers the same facts to work from.
Find out whether moisture turned into mold, and where, before it spreads further.
From first call to a written answer.
We ask what you’ve seen, smelled and where water has been, so the visit is focused.
We inspect the property and use moisture meters and thermal imaging to find hidden dampness.
Air samples and surface samples such as tape lifts or swabs are collected where they’ll tell us the most.
Samples go to an outside laboratory that identifies the types of mold and the amounts.
You receive clear results in writing, with photos and what each finding means.
If removal is needed, we explain your options and give a free quote. If not, you’ll know that too.

Testing is often just the first step.

It depends on the size of the property, the number of samples needed and the areas involved. Request a free quote and a specialist will explain the options before you commit.
Samples go to an independent laboratory, and results typically take about 3 to 5 days. We’ll tell you what to expect when you schedule.
Not always. If mold is clearly visible, many people go straight to removal. Testing helps when you’re unsure how far it has spread, when you need documentation for a sale or an insurance claim, or when you want to confirm an area is clean afterward.
Air samples show what is floating in the air you breathe. Surface samples, such as tape lifts and swabs, show what is growing on a specific material. Together they give a fuller picture than either one alone.
A home kit may show that spores are present, but spores are normal indoors and outdoors. A kit can’t tell you where the moisture is coming from, how far the growth has spread or what the results mean for your home.
There are no federal limits for mold in homes. Results are usually read by comparing indoor samples with outdoor samples and looking at the types of mold present. Your report explains what we found in plain language.
Yes. If testing finds a problem, we can handle removal and fix the moisture source, so you don’t need to coordinate separate companies. You’re never required to hire us for the removal.
